Meeting at “The Mayors Office”

Last week I had a great opporutunity to meet with the Josh White ,Policy Analyst for Major Nenshi at City Hall.
I was there exclusively as a citizen and Condo Realtor in our great city to discuss the recent turmoil in the Condo enviorment in the city and the province as well as in the country .
The discussion centred around what is happening with all the problems that seem to pop up with one condo building or another around the province (the latest being the Bella Vista on 14st & 17 Ave Sw) .
The problems as I explained to Josh were due to with the way we build .and the codes and acts that govern the the way we build .
– Firstly we discussed that there is no quality control or quality assaurance programs that either the builders or the contractors adhere to.
– As well I explained there is no one at the planning stage or the construction stage representing the unit owners (Buyers)
-I also brought up ,there is an inadequate new home warranty program that is in place by the builder for the builder and only covers “structure ” and we further went on to discuss that it does not protect the buyer afdequately (should be 10 years )
– we then went on to the trades, that seem to have the most problems mainly roofers & stucco companies are non-certified trades ( lack of education 0, they should have some training by a certified institution , SAIT etc
– as well the Alberta building Code and the Condominium Property Act are so antiqated that it would make your head spin .
-the Ab Build Code is a “minimum” remember and any builder that says they build above code I would like to see their Quality Control Program !
So as we discuseed and talked about the developers who “sell out buildings” then fire their general contractor and their trades and take over the construction of the building ??
I also brought up that the province has been working on a solution to all these problems since 2007! And they were “talking to all the stakeholders “: (I wonder how many unit holders from Solarium or Bella Vista they talked to?)
We have to do something we both agreed and Josh took a letter that was written to my broker back in Sept-09 from one of my clients that just about told the whole story .
It was about his ordeal with the condo buying process and how it needed to be fixed .aIt was a veryu well written letter and nailed what hye seen as a total injustice to how the condo buying pprocess could be so “defective” if you did not ask the right questions an dget the correct documents to make a decesion on if he should take the risk .Which being a first time buyer was a really huge step.
Now you say “where will this go” I promised I would keep in contact and asked him to pass onto the mayor that we need his support in getting the province to get off their ass and get sokmething doen to protect the perople who need it the most “the end user” You the Buyer..
