The debate again this past Monday in Calgary City Council was the issue of secondary suites .This question has dogged city council for many years and will be kept in the forefront as our city’s vacancy rate is almost nil .
Being as I sell Inner City property I chatted with a good friend of mine who has been building and renting property in the city for the past decade or so . He came up with a good point , ” If they are going to legalize secondary suites then they must be owner occupied “, Which will take the ” slum lord ” aspect of the debate to some extent as the home owner will most likely rent to people who are going to take some pride in their home an community , not have loud parties , park responsibly etc .I do not know if this has been presented in council but I am sure it will help the cause in some communities.
Well the debate will probably amble on for a few months again as their still seems to be a 9-6 in council against the move …
I say make them safe, address the parking and access issue, and re-inspect them on a on going bases maybe every 5 years or so .. with a re-visit by city council every 5 years as well ..to make sure we are still “doing it right “…as Mike Holmes would say !

I was talking to a Estate / Custom home builder today and he stated that the trades these days ( Younger than 40 years of age )…” have no sense of craftsmanship ” . The trades are no longer ” pride of workmanship ” it is how much are you going to pay me to do the job & how quick can I get it done . He also commented on the younger trades person just ” does not care ” .
Being a proud UA # 488 tradesperson for many years I would pride myself on the quality of work that my fellow UA members put out , and they were more than happy to put their “name to it ” no matter how big or small the job .
Todays tradesman …I must say … they do not have the hours of “journeyman time ” .. in other words quality time spent with a journeyman trades person had to show the younger apprentices the correct way to apply their trade .. the..” Lost Art “. Due to the “Get er Done ” attitude of the building trades today .
Hopefully we wake up very soon and say we are not going to “accept this ” . Whether we are in a “boom ” economy or a “super boom ” economy we should settle for nothing less than quality workmanship … as the old guys use to say .. ” son you are only as good as your last job “

The Calgary Condo Market Sales for the month of August were leading the way as far as sales were concerned . Sales were up 3.4 % over the year.
The reason CREB believes and I agree is the shortage in rental property as well as the steady increase of people moving to our amazing city .
Another factor of course is the other end of the real estate market is “empty nesters” . or Baby Boomers who children have long since left and the need to downsize and move into smaller homes .
The new Condo Buildings going up this year is due to soften next year according to CMHC as we see hammer head cranes all over the city , great to see as we sure do need some new inventory as I believe the condo market is going to take up more of the total sales for the next while .
